To operate a short-term rental in Montreal, you need to apply for a host permit. Your property must be your primary residence, and you must obtain approval from your landlord if you’re a tenant. The permit application fee is $300, and it’s valid for one year, requiring annual renewal.
If you are on Montreal Island, it is important to note that short-term rentals are only allowed between the months of June 10th and September 10th, this new rule goes into effect June 2025.

In Montreal, short-term rentals are limited to primary residences and must be within specified zones, excluding areas like Lachine, Saint-Laurent, and Saint-Léonard. You can only rent out your home during the summer months (June 10th to September 10th) if you are located on Montreal Island. Any rental activity outside this period is restricted, and properties must be registered to be compliant. Violating these rules results in significant fines, starting at $1,000 per day, with additional penalties for repeated offenses.
Before listing your property, confirm with your building’s property manager about any building-specific regulations. Some buildings may allow short-term rentals but enforce additional rules like minimum stay requirements.

In addition to GST and QST, all short-term rental operators in Montreal must pay a 3.5% tax on lodging if the rental period does not exced 31 days. For hosts on Airbnb, taxes are remitted automatically on your behalf.
