There are many HOA’s in Orlando and Central Florida. It is crucial to be aware of the specific Homeowners Association (HOA) that your property or potential investment falls under, as the rules and fees for operating a vacation rental property can vary significantly and will have a direct impact on your bottom line and resale value. Vacation Rental Registration

It is important to follow the short term rental laws in Orlando if you want to operate a vacation rental. In Orlando, Florida, a vacation rental is considered any living space, like condos, co-ops, or apartments, that's rented to temporary guests for less than 30 days or one month, whichever is shorter. The Home Share program allows the owner or long-term tenant to rent half the bedrooms in the home. The property must be in a residential zoning area and the owner or long-term tenant must be present at the time of rental. If your property is considered a Commercial Dwelling Unit the owner can rent the entire property like a traditional vacation rental. Your property must be in O-3, MU, or AC district. Special permissions can be granted by the Municipal PLanning Board for districts MXD-2, O-1, and O-2.
