Pinetop Short-Term Rental Guidelines

Pinetop Airbnb License Registration

In Pinetop Arizona licenses are required to short-term rent your property. You are required to have a license for each property, and the license fee is $250 per year, per proeprty. This license is for properties that will be rented for lass than 30 days. You can register and manage your license for your Pinetop-Lakeside properties here.

Like many other cities in Arizona before applying for your STR license you are required to have a valid TPT license for each property, Proof of Property Ownership (Warrant Deed or latest property tax bill only), Proof of Liability Insurance ($500,000 or more) and Proof of Local Emergency Contact. Pinetop Airbnb License Regulations

The Town of Pinetop-Lakeside enforces strict regulations to maintain neighborhood safety and quality of life. Short-term rentals must comply with all local laws related to noise, sanitation, and property maintenance, and are prohibited from being used for events, parties, or any commercial purposes such as retail or restaurants.

If a property violates local laws or rental restrictions, owners face civil fines starting at $500 and escalating up to $3,500 per offense, depending on the number and severity of violations within a 12-month period. Properties with three verified violations in a year—or any single offense involving a felony, serious injury, or illegal use—may have their rental permit suspended for up to 12 months.

Additionally, failure to respond to emergencies, maintain neighbor notification, or comply with insurance and posting requirements can result in monthly fines of $1,000 until corrected.
