Paradise Valley Short-Term Rental Guidelines

Paradise Valley Airbnb License Registration

Operating a vacation rental or Airbnb in Paradise Valley, Arizona requires a Town-issued Short-Term Rental Permit and compliance with all state, county, and local licensing rules.

Before listing your property on Airbnb, VRBO, or Booking.com, every owner must:

Register the property with the Town of Paradise Valley using the official Short-Term Rental Permit Application.
Obtain a valid Transaction Privilege Tax (TPT) License from the Arizona Department of Revenue (ADOR) under A.R.S. Title 42.
Register the property with the Maricopa County Assessor’s Office in accordance with A.R.S. § 33-1902.
Provide accurate contact information, including:
- The owner’s name, address, phone number, and email
- A local emergency contact available 24 hours a day
- A designated owner’s representative who can respond to complaints promptly
Agree to comply with all health, safety, and “Good Neighbor” standards outlined by the Town.

Once submitted, the Town will review applications and issue permits within seven business days, provided all documentation is accurate.

Key Things to Know

Permit Renewal: Paradise Valley permits must be renewed annually.
Display Requirements: The TPT license number must appear on all online listings.
Fines & Penalties: Operating without a valid permit can lead to civil penalties and enforcement actions by the Town.
Tax Filing: Even if booking platforms collect and remit taxes, owners must still file returns showing gross receipts and applicable deductions.
Long-Term Rentals: If you rent your property for 30 days or longer, a Town permit is not required, and beginning January 1, 2025, Paradise Valley will no longer levy TPT tax on long-term rentals.
