Kissimmee Short-Term Rental Guidelines

Kissimmee Airbnb License Registration

In Kissimmee, short-term rentals are only permitted in approved zoning districts, so before anything else, confirm your property sits within a qualifying zone or resort community, many operators inside city limits also need a Conditional Use Permit along with a Short-Term Rental Business Tax Receipt. You'll also need to register for a Tourist Development Tax account with the Osceola County Tax Collector. Unlike some Florida counties, Osceola is not contracted with Airbnb or Vrbo to collect its 6% Tourist Development Tax, meaning owners are responsible for registering and remitting it directly on every booking.

To operate any short-term rental in the state of Florida you also need a corresponding license from the DBPR as well as an account with Florida Revenue to remit state sales tax.

Kissimmee Airbnb Regulations

There are no restrictions in Kissimmee to operate a short-term rental as long as your HOA permits and your property is zoned for STRs. Each HOA has their own restrictions, some do not allow short-term rentals out right while others may enforce minimum stay requirements.
