Edmonton Alberta Airbnb Regulations

Edmonton requires all short-term rental hosts to obtain a Residential Rental Accommodation (Short-Term) business licence before renting a home or room for 30 days or less. Whether you are renting your entire property or offering individual rooms while you live on-site, a licence is mandatory and must match the specific dwelling being rented.

Edmonton’s regulations are designed to ensure safe stays, responsible hosting, and neighborhood consideration.

What Edmonton Hosts Must Do

To operate legally, short-term rental owners in Edmonton must:

Condo and HOA rules apply as well β€” hosts must confirm short-term rentals are permitted by their building bylaws before applying.

Permit Requirements for Certain Rentals

Additional permits are required in some situations:

  • More than two sleeping rooms rented while you live on-site:
    Requires a Major Home-Based Business Development Permit

  • Four or more rooms rented separately in a building:
    Development and Building Permits may be required

  • Any physical renovations (e.g., adding a room or secondary suite)
    Will require a Building Permit

Safety & Compliance Standards

Short-term rentals must meet safety standards, including:

  • Emergency egress windows or doors in each sleeping room

  • Working smoke and carbon monoxide detection

  • Clearly marked fire exits

  • Emergency instructions available to guests

Hosts are expected to manage guests responsibly, minimize noise, provide instructions on waste and parking, and respond quickly to issues to avoid neighborhood complaints.

Application & Oversight

Licences are processed by the City of Edmonton and, once issued, are shared with Alberta Health Services, which may verify compliance with health standards. Applications are submitted online as Home-Based Business licences and must include the required fee and operational information.
