Scottsdale Short-Term Rental Guidelines

Scottsdale Airbnb License Registration

All properties in Scottsdale that are renting for less than 30 days require a short-term rental license as per the Scottsdale Ordinance 4566. Licenses are $250 per year, represent a single property, and are non-transferable. Like other cities in Phoenix, operating with an expired license, without a license, or with a revoked or suspended license can result in fines of at least $1,000 per violation.

You are also required to have a TPT license and an accompanying ADOR account to remit the appropriate county and state transient occupancy taxes.

Scottsdale Airbnb Regulations

There are no operating restrictions in Scottsdale as long as you have a valid license and accompanying tax accounts for tax remittance. It is important to know that HOA's can restrict short-term rentals, either completely, or to a minimum stay requirement for guests. The minimum stay requirement can range from 30 days to 6 months, and is different for every HOA. Always check with your HOA before applying for your short-term rental license, this will save you time and money in the vent that your HOA does not allow short-term rentals.
