Tempe Short-Term Rental Guidelines

Tempe Airbnb Registration and License Information

Tempe requires a Short-Term Rental (STR) license for any stay of 29 days or less. A separate license is needed for each unit, and operating without one can trigger penalties up to $1,000 per month. The City actively verifies unlicensed activity using listing and booking data from major platforms.

What you need at application

Neighbor notification (after approval)

Once Tempe issues the STR license, you must notify adjacent, across, and diagonal properties in writing; in multifamily buildings, notify all units on the same floor. Notices must include the STR license number and an emergency contact. Email a copy of your notice to license@tempe.gov for city records.

Renewal

  • Licenses expire January 1 each year.

  • Renew by December 31 to avoid penalty fees.

Penalties & enforcement

  • Up to $1,000 per month for failure to obtain/renew a license.

  • New license applications may include retroactive penalties if the property operated before applying.
