Yes, with restrictions.
ICE Condos at 12 and 14 York Street allows short-term rentals with nightly stays and no landlord commission, but Airbnb guests cannot use the amenities, and the building has pet restrictions.
Last verified November 3, 2026 by Park Place PropertiesICE Condos is the best-known short-term rental building in Toronto. The two towers at 12 and 14 York Street sit between Union Station and the lake, a short walk from Scotiabank Arena, the Rogers Centre and the CN Tower. Between them they have 340 licences, more than any other building we cover.
The building's management has tightened its short-term rental rules over the years, and guests are not allowed to use the amenities, which are some of the best in the city. The good news for owners is that ICE has dropped the 15% landlord commission it used to charge on short-term rent, so the full Airbnb payout now goes to the owner.
While the commission was in place, we marked nightly rates up by about 15% to pass it on to guests, which made ICE listings less competitive than commission-free buildings. With it gone, ICE units can be priced head to head with 300 Front and Maple Leaf Square. If you own here and raised your rates to cover the fee, it is worth revisiting your pricing.

*Net annual assumes 85% average occupancy and the City's 180-night yearly cap: 7 months of short-term stays plus 5 months of furnished 28+ night rentals. All figures in CAD.
A 1 bed + 1 bath at ICE Condos (12 & 14 York St) averages about $180 a night and nets around $3,419 a month as a short-term rental. The same unit rented furnished for 28+ nights brings in about $2,300 a month before fees, which is why we only switch to monthly stays once the 180-night cap is used up.
ICE has the most licences of any building on this list, so competition is stiff. Now that the landlord commission is gone, sharp pricing around events at Scotiabank Arena and the Rogers Centre is how listings here stand out.
